This project involves a surgical gut renovation and expansion of a three-story, timber-framed mixed-use building in the heart of Williamsburg, Brooklyn. The ground floor is home to Maracuja, a historic neighborhood bar that has been a local favorite of LSC partners for the past 15 years. LSC was brought on to guide the new custodian through this complex design-build project. The building is being converted into a two-family, mixed-use structure. The first floor continues to feature the bar, now with essential repairs and enhancements. A horizontal extension on the second floor will create a spacious one-bedroom apartment with a rear terrace. The third floor will receive a similar extension, and a new fourth floor will feature the owner’s duplex with both rear and front terraces to take in views of the Brooklyn skyline. The interior design blends organic textures and colors with smooth, metallic elements. New windows enhance these interiors, bringing light and modernity. The front facade undergoes a sensitive makeover, preserving the historic charm of the bar, with the original bar sign creatively reassembled to maintain a connection with the community while introducing a fresh look. The facade's design draws inspiration from the corrugated sign and the deep tones of the bar’s stained walls.
